In most cases, my services are completely free to you. As a mortgage broker, I'm compensated by the lender when your mortgage closes — there's no cost to you for shopping the market through me.
Your bank can only offer their own products. I have access to 50+ lenders — including banks, credit unions, and alternative lenders — which means I can shop for the best rate and structure on your behalf. I also have no incentive to push you toward one product over another.
I'm based in Ontario but work with clients across Canada. Most of our conversations happen by phone or video — it's efficient and works well for busy people.
Pre-approval can often happen within 24-48 hours once I have your documents. A full approval typically takes 3-7 business days depending on the lender and complexity of your situation.
